Point cloud note duplicated with slight wording differences across bestpractices.md, hazmapper.md, and potree-viewer.md; now maintained in one file (user-guide/include/potree-note.md) and pulled in via include-markdown, following the api-note.md pattern.
Switches the shared Potree note from an italic-bold prefix to the site's standard "!!! note" admonition, matching the callout style already used elsewhere (e.g. hazmapper.md).
